When you purchase a new home, you automatically get a one year warranty. Within that time, you can have the builder repair any of the major items that have failed. But you must inform them before the 12 month warranty expires. This is the best time to have a home inspection by a state licensed home inspector.
To be within this 12 month warranty period, an inspection should be preformed about 11 months after you purchase your home. This inspection can uncover things that may be hidden from view. Items such as; slow water leaks beneath a toilet, shower or kitchen cabinet, roof leaks in some obscure area of the attic, insulation that has become displaced in the crawlspace, a support pier or beam that has begun to sag.
Having an inspection before the 12 month warranty expires gives you the opportunity to have the builder do the repairs at his expense rather than at your expense later.
