Often when homes are purchased, the buyer will order a home inspection. After reviewing the inspection, the buyer may ask, you, the seller, to fix the items included in the inspection report.
Depending on the timing of the inspection and the closing date, you are left with the task of quickly finding a qualified plumber or carpenter or electrician or other contractor to fix the problems in a very short period of time at what may be elevated fees. And if someone cannot be found or repairs completed in time for the closing, you may miss the sale.
If you, the seller, proactively have a pre-sale inspection, repairs can be made in a timely manner without the pressure of finding tradesmen at the last minute and potentially paying elevated prices for the work.
